2024 and 2026 Concept Plans: Key Differences
The 2026 concept plan for 1495 Heron Road includes several changes from the 2024 concept (page 37). The revised plan introduces a continuous privately owned internal loop street, while the proposed accesses from Heron Road remain unchanged. The future school site has also been enlarged to reflect the severance recently approved by the Committee of Adjustment.
The overall site layout has been revised, reducing the number of buildings from 13 to eight and adjusting building footprints, with a minor increase in overall building surface area. Building heights have also changed within the zoning approved in 2024 under Schedule 502. The previously proposed nine-storey building in the northwest corner has moved east. Two other nine-storey buildings have been reduced in height, and the building in the northeast corner has increased from three to four storeys. The fourth-storey stepback has also been removed from all the buildings.
The proposed ground-oriented dwellings have moved from the northeast corner to an area just east of the main heritage building and are now proposed as stacked townhouses. The proposed treatment of some heritage buildings has also changed, with Heritage Buildings C and K now proposed for demolition rather than partial retention. The Built Heritage Committee will consider the recommendation to approve the demolition of Buildings C and K, subject to the submission of a Conservation Plan, on September 15.
